How does Lease Rental Discounting work?

Lease rentals are considered to be payments that will be received in the future. The value of money decreases over time due to inflation. For example, ₹ 100 available today is worth more than the same amount in the future, due to its potential buying capacity. Lease Rental Discounting works in the same way. This means that a rental of the same amount receivable in future would be less in value (discounted value) as compared to rental to be received today.

Lease Rental Discounting agreements have to be signed between three parties: the borrower (you), the lender (ICICI HFC) and the tenant as the lease rentals are not secured by the property but by the rental cash flow that the property is expected to generate. The borrower (you) and the lender (ICICI HFC) sign the agreement just like any other loan. However, in Lease Rental Discounting the tenant also signs an agreement with ICICI HFC and makes rental payments directly to ICICI HFC once such an agreement is in force so that you don’t have to worry about repaying in monthly installments.
